  • Right Of Way Survey is a boundary survey depicting the limits of private ownership and that of the entity/agency that has the interest or jurisdiction of the subject property. Right Of Way is usually considered as being owned by the entity, unlike an easement which is the right of use over the property of others.

  • ALTA Survey is a detailed land parcel map, showing all existing improvements of the property, utilities, fences and significant observations within the insured estate. The survey also details the licensed surveyor's findings concerning the property boundaries and how they relate to the title. ALTA surveys may sound similar to a Boundary survey but are a more advanced type of boundary survey and are used for mortgage, title insurance, and real estate transactions. ALTA surveys must adhere to very specific requirements set forth by the American Land Title Association (ALTA) and the National Society of Professional Surveyors.

  • A construction survey is a specialized type of survey that involves accurately measuring and mapping a construction site and its surroundings. It's used to gather the necessary data for planning, designing, and executing construction projects. This data helps establish reference points, guide construction activities, and ensure accuracy in the building process.

  • Boundary survey is generally conducted to determine land boundaries and building locations. A relatively simple survey, it will note buildings, sheds, fences, easements and required building setbacks, and natural landmarks.

  • Drone Survey refers to the use of a drone, or unmanned aerial vehicle (UAV), to capture aerial data with downward-facing sensors, such as RTK, RGB or multispectral cameras, and LIDAR payloads. This allows us to capture/locate control, elevations and any improvements for many types of applications with a 1-3cm accuracy. We utilize drones now for safety of busy road ways, thick vegetation, elevations/contour lines and to detail areas that may be more of a nuisance to get to.

    -RTK means "Real Time Kinematic" and this is a GPS correction technology technique that provides real-time corrections to location data as the drone is surveying and capturing images from a site. ... Drone RTK processing records GPS information and geotags the images taken as they're captured during the flight.

     

    -RGB means "Red, Green and Blue" and this is a camera on your drone, you can see your entire field in one place by processing aerial imagery into an orthomosaic map, quickly make observations, enter the geodata into your GPS, and drive right into the problem area without damaging your entire field.

     

    -LiDAR means "Light Detection and Ranging sensors" which use light energy emitted from a laser to scan the ground and measure variable distances. The end result is a rich set of elevation data that can be used to produce high-resolution maps and 3D models of natural and man-made objects.

  • Topographic Survey locates all surface features of a property, and depicts all natural features and elevations. In essence it is a 3-dimensional map of a 3-dimensional property showing all natural and man-made features and improvements. Specifically, it shows their location, size, height and any changes in elevation.

  • An Elevation Certificate (EC) is a document that shows the height of a building relative to flood levels, including the base flood elevation (BFE) and the building's lowest floor. It's crucial for understanding flood risk and determining proper flood insurance coverage. ECs are typically prepared by licensed surveyors or engineers.

  • When it comes to obtaining a mortgage and title insurance to purchase a new home, a mortgage survey is typically required. It shows the property lines per the legal description and any recorded easements, right of ways, etc of which the surveyor is made aware and locates any and all improvements on the lot in relation to the property lines. NOTE: A mortgage survey is not intended for a homeowner looking to put up a fence, install a pool, or build a shed. Rather, it is recommended, and generally required, that a boundary survey be completed prior to any building or improvement on a lot to ensure that construction does not cross onto a neighboring property.

  • A Wetland Survey is a process of establishing the location and size of a wetland. It is used to follow proper federal, state, and local regulations. The survey involves creating a detailed map that shows the limits of the delineated wetland area and the adjacent land. These areas are NOT determined by the surveyor. These areas must be marked by someone certified in that field. In most cases, wetlands cannot be built on without conducting a survey and obtaining a permit from the city, county or other regulatory agencies. The National Wetland Condition Assessment (NWCA) is a statistical survey that assesses the condition of wetlands across the United States.NOTE: A mortgage survey is not intended for a homeowner looking to put up a fence, install a pool, or build a shed. Rather, it is recommended, and generally required, that a boundary survey be completed prior to any building or improvement on a lot to ensure that construction does not cross onto a neighboring property.
